Every homeowner asks it first, and every honest painter gives the same answer: it depends on the house. Two homes with the same floor plan can price thousands of dollars apart once you look at the surfaces properly. Here is what actually moves the number, and how to read the quotes you collect.
How much does surface condition affect the price?
Surface condition is the biggest factor, and it is the one most people underestimate. Paint is the cheap part of a paint job. Labour is the expensive part, and most labour is preparation.
A rendered wall in good condition takes a wash, a spot prime and two coats. A weatherboard wall with peeling paint takes scraping, sanding, gap filling and priming before the first top coat, and that preparation can double the hours on the job. Old brick that needs sealing, a roof with lichen and rusted screws, a deck-grey fence: each of them adds prep hours before a single finish coat is applied.
This is why a quote given over the phone from a photo is only ever a rough guide. The surface has to be seen, touched and tapped. Drummy render, soft timber and chalky old paint all change the scope, and none of them show up properly in a photo.
What role do size, height and access play?
